Planned maintenance and compliance

Structured inspection and planned maintenance that finds the problem while it is still cheap, and keeps the evidence that it was dealt with.

Compliance failures are rarely a surprise in hindsight. The inspection was due and nobody booked it; the report came back with actions and they were never closed; the certificate exists but nobody can find it. The work was usually the easy part. Keeping track of it was not.

Planned maintenance and compliance from Calcon is about making the position visible — what is required, when it is next due, what the last inspection said, and what is still open.

Planned maintenance programmes

A planned programme sets out what each building needs, how often, and who does it. It turns maintenance from a series of interruptions into a budget line you can forecast.

Built properly it gives you:

  • An asset list, so you know what you are actually responsible for
  • A schedule of inspection, servicing and testing against each asset
  • Forward visibility of cost, so major items do not arrive as surprises
  • A clear split between what is statutory, what is contractual and what is prudent

Statutory inspection and testing

Different duties carry different intervals, different duty holders and different consequences. The areas we most often pick up are electrical installation condition reporting, fire and emergency lighting, smoke ventilation, water hygiene, asbestos management, air quality and air-conditioning inspection.

We will tell you which of these apply to your buildings and on what interval, and where a figure depends on use or risk rather than a fixed legal period, we will say so rather than quoting a round number.

Who carries out the work

Electrical inspection, testing and remedial work is carried out by Calcon's own qualified electricians.

Fire risk assessment, legionella, asbestos, air quality, DSEAR, energy assessment, health and safety audit and training are partner delivered — a specialist accredited partner carries out the assessment, coordinated, managed and reported by Calcon as your single point of contact. Every service on our site is labelled so you know which is which before you appoint us.

Closing actions, not just raising them

An inspection regime that generates reports and no completions produces a filing cabinet of known defects, which is a worse position than not having looked. Where a report returns actions, we quote them, carry out or coordinate the work, and record the completion against the original finding.

The point is that each item can be followed from raised to closed, with evidence at both ends.

Records and evidence

Certificates, reports, photographs, completion records, recommendations and outstanding actions are retained and retrievable. When a resident, an insurer, a funder, a lender's surveyor or an auditor asks, the answer should take minutes rather than a fortnight.

Where we work

Calcon is based at Challenge House in Bletchley, Milton Keynes, and works across Milton Keynes, Buckinghamshire and the surrounding counties.

Not sure what you are currently compliant with?

That is a common position and a fixable one. Tell us the buildings and what records you hold, and we will tell you what is missing before anyone else asks.
