Major works and refurbishment
Communal improvements through to full refurbishment — scoped before anyone prices it, delivered to a programme, and recorded at each stage so the standard achieved is visible rather than described.
Major works go wrong in predictable ways. The scope was loose, so the price was a guess and the variations arrived later. Nobody agreed what finished looked like. The programme slipped and no one said so until it had. And at the end there was no record of what was actually done, which matters most when it is a communal building and someone is being asked to pay for it.
Scope first, then price. A number produced before the scope is settled is not a quotation, it is an opening position.
Defining the scope
Before anything is priced we establish the condition, what the work has to achieve, what is in and what is explicitly out, the constraints the building imposes, and the standard the finished work is to be judged against.
Where a survey or assessment is needed before the scope can be settled — asbestos, structural, fire — that is done first rather than assumed around.
Programme and cost
Scope, programme and cost are agreed before anyone starts. Where a variation becomes necessary, it is raised, explained and agreed before it is carried out, not discovered on the final account.
Progress is reported while the job runs. A client who hears nothing for six weeks and then receives a summary has not been kept informed.
Communal and occupied buildings
Work in a building where people live has constraints that an empty site does not: access, noise, working hours, security, residents who need to know what is happening and when. These are planned for at the outset, because they are the issues that generate complaints and delay rather than the construction itself.
Where major works are being recharged through a service charge, the quality of the record matters as much as the quality of the work. Leaseholders are entitled to see what they are paying for.
Major works are delivered by Calcon operatives and specialist partners, depending on the trades the project requires. Electrical work is carried out by Calcon's own qualified electricians.
Where a partner carries out a package, it is coordinated, managed and reported by Calcon as your single point of contact. Every service on our site is labelled so you know which is which before you appoint us.
Evidence at each stage
Projects are recorded before, during and on completion — photographs at each stage, certification for the work carried out, completion records, and a clear statement of anything outstanding or recommended for a future programme.
That record is what allows the standard achieved to be demonstrated later, to a board, a funder, an insurer or a leaseholder, rather than argued about.
Where we work
Calcon is based at Challenge House in Bletchley, Milton Keynes, and works across Milton Keynes, Buckinghamshire and the surrounding counties, with project work further afield where the client relationship warrants it.
Tell us the building, the condition and what you are trying to achieve. We will set out the scope, the programme and the cost before anybody commits to anything.
